Terms and Conditions


  1. Bookings require a deposit of 30% at time of booking with the balance due six weeks before arrival. In the case of a booking being made within the six weeks, the whole sum would be payable on booking.

  3. At the beginning of the visit the quest may arrive after 4pm that day, and must leave by 10am on the last day, i.e. 16.00 hours on the first day to 10.00am on the last.

  5. Dogs may stay only with permission from Ms Paton.

  7. 11b Riof (Reef) should be left in a clean and decent condition. There is a refundable breakages charge of GBP £100.00 per week with any breakages being deducted from this sum. If extra cleaning is required over and above the normal, a charge of GBP £20 will be added.

  9. 11b can comfortably accommodate four quests, however it may be possible to negotiate for a larger number of guests to stay, but only if previously agreed.

  11. Arrangements for cancellations by quests: Deposits are non-refundable. Cancellations are 40% of balance if within four weeks of start date of holiday, 60% if within three weeks and 80% if within two weeks or less.

  13. Please note that no responsibility is accepted for quests personal possessions in the property, nor for cars parked outside the property.
